Reversion in Europe
Definition of Reversion
Where land is granted by the owner for a less estate or interest than he himself has, his undisposed-of interest is termed the reversion, because the land will revert to the owner on the determination of the particular estate, e.g., where a tenant in fee-simple grants the land to another person for a term of years, for life, or in tail.
The estate created by the grant is called the particular estate, and tenure exists between the reversioner (the owner of the reversion) and the tenant
